Ground breaking news for the residents of Lower Broughton was delivered from Salford City Council and the Government Office when the green light was given the go ahead for the outline planning application to regenerate the area.  The momentous occasion was followed up by the submission of the detailed planning application.

Groundbreaking

The two exciting occasions are the result of a lot of hard work over a number of months by all parties involved in the redevelopment of Lower Broughton.  Countryside Properties is responsible for the applications and it would like to thank the residents of the area for all their feedback, patience, encouragement and hard work during the consultation process.  It has also worked alongside Salford City Council and Contour Housing to develop a plan that will transform Lower Broughton into a vibrant, prosperous new community.

Building work on the site is due to start in autumn 2006 (subject to planning permission), with the first completions by summer 2007.  All residents will be kept fully informed with its progress via the continuing community consultation.

New Outlook

The agreed proposal is for the regeneration of the first phase of Lower Broughton, which will include up to 1,500 new residential properties comprising a mix of houses and apartments of various types and sizes.  It will also include a new school, new roads, and landscaping.  The site forms part of a larger area which will be regenerated over a number of years to fully transform Lower Broughton.

Countryside Properties' aim for the ground breaking scheme is to regenerate the area, create opportunity for jobs and new businesses, and improve local transport systems, all through broad investment. There will also be facilities for a brand new park and recreational space, parking and landscaping.

The Lower Broughton project is being managed by Les Brown, Regional Project Director at Countryside Properties (Northern), along with a large team of architectural, engineering and planning consultants.

The Future

Les Brown comments:  "Submitting the outline planning application is a significant step in starting to regenerate an area that has been promised redevelopment since the late 1970s.  We are delighted that both the applications have now been submitted and that the people of Lower Broughton will soon start to see the first stages of building work.   The layout of the development has responded to a wide range of environmental and planning issues to ensure that the existing and new residents experience a considerable improvement in their quality of life and we have worked with the local community every step of the way to ensure that all needs are catered for.  It will enable them to enjoy high quality public and private gardens and open spaces, as well as major improvements to the built environment."
